The Bob Beaumont Dream Lives On

The late Bob Beaumont spent his life developing several successful residential and recreational projects in Nevada and Northern California. Some of the better known developments were Two Bunch Palms and the Plaza Resort Club in Nevada along with Brook Trails and Shelter Cove in Northern California. Many of the new residential subdivisions ringing the northwest foothills overlooking Reno were Beaumont projects in the planning stages when he passed away in 1988.

Beaumont was a visionary ahead of his time. Back in 1986, he could see the tremendous boom unfolding in Nevada, particularly in the Reno and Las Vegas areas. Bob had already seen what happened in Lake Tahoe when California boomed in the 70's and 80's and people poured out of the congested cities trying to find some peace and quiet, preferably near a large body of water. Today, Lake Tahoe is 95% privately owned and the price of land has skyrocketed out of the reach of the average person.

Bob's vision for the Reno area revealed a population explosion as Californians tired of crime, traffic, pollution, earthquakes, and too many people, streamed into Nevada looking for a better way of life. Bob knew that it would just be a matter of time until these new Nevada residents and more Californians to come, would want a piece of recreation/retirement land of their own near a large body of water.

Beaumont used simple logic in finding the property that is now Humboldt River Ranch. He drew a circle around Reno that represented 2 hours driving time. He then evaluated large bodies of water lying within this circle. Lake Tahoe property was priced too high and land near Pyramid Lake is owned by The Pyramid Lake Paiute Tribe and can't be privately developed. Beaumont then discovered Rye Patch Reservoir, the last major body of water in his search area with available land and a major freeway approximately 1 mile from this beautiful body of water. Beaumont decided that this is where he wanted to develop Rye Patch Ranch (now known as Humboldt River Ranch).

Rye Patch Reservoir has 70 miles of shoreline, great fishing, boating and water skiing. It's a recreational paradise for people who enjoy outdoor activities. Easy access was another major factor in Beaumont's decision in selecting this property. Interstate 80 runs straight to and through the property. There are no WINDING, TWO LANE ROADS to drive to reach Rye Patch Reservoir and Humboldt River Ranch.

In 1986, Bob Beaumont started to realize his dream with the development of a 9,232-acre master planned community that he would call Rye Patch Ranch (now Humboldt River Ranch), This feat could not be accomplished today and still offer acreage parcels in a moderate price range due to today's high cost for engineering, roads, entitlements, etc. In 1987 Bob Beaumont opened his project and sold over 300 parcels the first year, confirming what he believed all along. When Bob Beaumont died in 1988, the development, known as Humboldt River Ranch, went into a trust where it remained for seven (7) years.
